Frequently Asked Questions (FAQ)

F.A.Q.

These are some of the questions I get the most during workshops and while out in the field.

Frequently Asked Questions

How much do I need to buy a home?

That’s a trick question. Everyone deal different, down payments on average range from 3%-28% percent of the purchase price unless you get some assistance and depending on the type of loan you qualify for. There’s some strategy involved here so give me a call. The median price of real estate in Houston is $239k and climbing as of June 2017 per Houston Association of REALTORS. The good news is that there are great housing choices in Houston at all price levels and I may be able to get you up to $25K in down payment assistance.

How much does it cost to hire a real estate agent?

As it goes in Houston real estate, nothing! Upfront at least. Anyone looking to sell real estate will pay a commission upon sale of the property.

How much is my home worth?

Buyers looking to purchase won’t ever pay anything.

My credit is bad, can I get a loan?

The short answer is no. You’ll have to work on that part, but well put a plan together to get you there. It may not be as bad as you think, you could be there in less than a year. Make an appointment and we’ll put a plan together for you.

Im renting, when should I start looking for a house?

Now! You never know what hoop you’ll have to jump through and how long it’ll take. Houston is growing fast and you’ll need a strategy to be albe to shop competitively. I’ll evaluate where you are and what you need to do to meet you goals.

Why do I need an agent, the internet does everything?

The internet can’t think or reason? And do you reallllllly have the time (everything we do)? And remember I don’t get paid until the job is over. What do you have to lose? Make an appointment.

Is now the time to buy or sell?

I don’t know that really depends on you? Everyone’s situation is unique. I’ll have to evaluate your situation to determine which strategy is best for you.

What should I invest in?

I think you should invest in real estate. Don’t worry so much about the type and focus on opportunities that give you your desired risk/return. The rest will filter its way out. Take my investment profile and I’ll be able to answer your question better.

What is my house worth?

I don’t know but I would love to find out for you. Sign up for my market data reports until we’re able to sit down. I’ll send you an estimate for now. What’s my home worth?

What should I do before selling?

Unless you’re dead set on selling your property as-is, at a minimum make sure all the property’s core systems are intact, I’d say everything else is negotiable. Inspectors do prelisting inspections at a discount cost to let you know the shape these systems are in.

How long does it take to buy a home?

Once under contract it’ll take 30-45 days, 2 weeks if were talking no loans involved. Give yourself 3-6 months to look for a house, but it’s been done in a weekend.

What is my commission?

The seller always pays, but I’m negotiable. No two deals are the same. Some will call for flat fee while others an agreed upon commission.

Should I get a home inspection?

Absolutely! Homebuyers, sellers and investors should have inspections done. There’s a different type of inspection done for each but well cross that bridge later.
